Typical fees in respect of planning and building regulation approval are as follows:
Single storey ground floor extension £900+ VAT - £650 due on submission of plans to the local authority.
Balance of £250 paid on final planning and building regulation approvals.
No Approval No Balance Fee
Two storey extension - £1000+ VAT - £750 due on submission of plans to the local authority. Balance of £250 paid on final planning and building regulation approvals.
No Approval No Balance Fee
Loft conversion £1100+VAT - £850 due on submission of plans to the local authority. Balance of £250 paid
on final planning and building regulation approvals.
No Approval No Balance Fee
Flat conversion per unit formed £700+VAT - £600 (e.g. house converted into two flats = £1200+ VAT) due on
submission of plans to the local authority. Balance of £100 (per unit formed) paid on final planning and
building regulation approvals.

Should the planning department request any alteration to the scheme which you as the applicant accept
In order to achieve an approval an additional charge of £100+ VAT is required to cover alterations of drawing
and reprinting for submission.
New development schemes, i.e. new houses, flats and landscaping drawings to be subject of
discussion to establish fees.
In most applications it is necessary to provide Structural steelwork calculations for building regulation
purposes. We work closely with a local Structural Engineer who produces the calculations and as a
guide his fees are for design of 1st beam is £100 + vat and £25 + vat for each beam there after. e.g.
design for 3 beams £150+VAT.
In some areas i.e. Areas of outstanding natural beauty, conservation areas and certain schemes. the
local planning authority require a ‘Design and Access statement.
We can prepare this for £150+ VAT.
All applications are subject to local authority submission charges. IE. current planning fee for domestic
extension is £135.00+ VAT
Building regulation fees range between £100 - £200+ VAT depending on local authority.
